Rates, Policies and Procedures:
Please read these Policies and Procedures… although we encourage any question or feedback this may answer any upfront question you may have.
There are six (6) steps to enter the home as the home is pier and beam built 5 feet above the ground. No ramp available.
Our rates may vary depending upon season, holidays, and length of stay. Rates can change without notice and are subject to availability. All taxes (5%) and fees are included with the quoted room rates. Reservations made the Day of stay after 5PM are not served formal breakfast the following morning.
Deposits and Cancellation
Entire cost of room with tax is required at time of booking to confirm your room. If you must cancel your stay, your entire deposit will be refunded up to 5 days prior to reservation date No refunds will be granted within the 5 days of reservation unless room can be re booked, at which time a 80% refund will be returned or credited. All cancellations must be in writing via email/text.
We accept VISA, MasterCard, Discover, American Express, Diners Card, & cash. We do not accept out of state personal or business checks. Payment/remaining balance is due in full at time of reservation.
Check In/Check Out
Check in time is 2pm – Check out time is 12 noon. If arriving later than 6:00 pm or earlier than 2pm, Please call, we may be able to accommodate you earlier, and/or make arrangements for your later arrival. Please note that (Day of) reservations after 5 PM are not served formal breakfast the following morning and no discount given. There is no receptionist staffed; please inform us of your expected arrival time. If possible someone will be available to greet you. We can always hold your luggage if needed. If you are to arrive late, please inform us, otherwise we consider guest a “no show” after 9 P.M. and reservation cancelled, resulting in a forfeit of your deposit.
Unit 1 includes King and queen size beds with private bath/shower accommodates 4 . Unit 2 Queen sized bed private bath with ball and claw foot tub/shower accommodates 2. There is no refund for checking out earlier than the number of days agreed at time of booking. There are no refunds due to weather.
JT B&B is unable to accommodate small children. Guests under 18 years old must be accompanied by an adult at all times. Government issued ID may be required at time of check in.
JT B&B is SMOKE-FREE. Smoking is allowed only on the front porch,
Sorry, although the owner is a pet owner, we do not allow pets at JT B&B. Exception may be possible if arranged in advance with owner John Thomas.
Please let us know of any special needs or dietary request. We will make an effort to accommodate them. Limited diets are encouraged to take advantage of Opt-Out breakfast discount.
All guests are asked to be as quiet as possible during your stay as not to disturb other quests.
There is complimentary coffee, sodas and snacks for guest located in your room. Please keep spirits brought with you limited to your room.
Parking is available in the private driveway, front of the house on the street or across the street in the parking lot. Please lock your vehicle. Although we are in a safe neighborhood precautions are always necessary. JT B&B is not responsible for your vehicle or belongings left in them.
In House Restrictions
Sorry, due to the age of the home, no candles, incense, or cooking is allowed in the rooms. Our smoke detectors are very sensitive; you will cause an alarm to trigger. Our room is limited to single or double occupancy. No unregistered overnight guests are allowed in the room. Limit 2 visitors per room and no visitors after 10PM.
